First-Time Homebuyer Mortgage Steps in Ontario

A first purchase involves a lot of moving parts arriving in an unfamiliar order. This is the sequence I walk first-time buyers through, focused on the mortgage side.

Step 1 — Establish a realistic budget

Before looking at listings, work out what the numbers support. Run the affordability calculator to see how income, existing debt payments and your down payment interact. Then decide separately what monthly payment you are actually comfortable with.

Step 2 — Confirm your down payment and its source

Minimums are set federally and scale with purchase price; the FCAC sets them out on its down payment page. Lenders also verify where the funds came from, so savings history, a gift letter or registered plan withdrawals need to be documented.

Step 3 — Review your credit position

Pull your own report and check it for accuracy. Errors take time to correct, and finding one during an active transaction is stressful in a way that finding it early is not.

Step 4 — Get a pre-approval

A pre-approval involves a lender reviewing your documented information and indicating what it may be prepared to consider. It gives your search a working ceiling. It remains subject to final approval, the property and verification at the time of purchase.

Step 5 — Assemble your documents

  • Government-issued identification.
  • Income documentation appropriate to your employment type — pay statements, employment letter, tax filings or business records.
  • Confirmation of down payment funds and their source.
  • Details of existing debts and monthly obligations.

Step 6 — Shop, offer and go firm

When an offer is accepted, the lender reviews the specific property and completes its conditions. This is when a financing condition earns its place in the agreement — it gives room for the review to be completed properly.

Step 7 — Budget for closing costs

Closing costs are separate from the down payment and are frequently underestimated. Common closing costs when purchasing in Ontario covers what to plan for, including land transfer tax and the rebate available to eligible first-time buyers.

Step 8 — Closing

Your lawyer handles registration, the exchange of funds and the final statement of adjustments. Your responsibility at this stage is to keep your financial position stable — no new credit, no job changes, no large unexplained transfers between the approval and the closing date.

A note on pacing

The steps that cause problems are almost always the early ones, skipped. Budget, down payment source and credit accuracy resolved in advance make everything downstream considerably calmer.

FAQs

Direct answers

What is the minimum down payment for a first home in Ontario?

Minimums are set federally and scale with purchase price: 5% on the first $500,000, 10% on the portion between $500,000 and $1.5 million, and 20% at $1.5 million or more. Individual lenders may apply their own additional requirements.

How long is a pre-approval valid?

Validity periods vary by lender and are commonly measured in months. A pre-approval also remains subject to final approval, the specific property and verification at the time of purchase.

Should I get pre-approved before looking at homes?

It is generally worth doing. It establishes a working budget and means the financing conversation is already underway when you find something, rather than starting from zero under time pressure.

Can I change jobs during the purchase process?

It can complicate matters significantly, because income verification is completed close to closing. If a change is unavoidable, raise it early rather than after the fact.
