Understanding it
Why renewal deserves a second look
A renewal letter is an offer, not an obligation. Signing it is the simplest path, but it is also the one where the least thought usually goes into the structure of the next term — the length, the prepayment privileges, the flexibility if your plans change.
Leah reviews your current mortgage alongside what you expect over the next few years, then looks at what may be available across eligible lenders. Sometimes staying is the right answer. The point is to make that a decision rather than a default.
Worth reviewing if
- Your renewal is within the next six months
- Your income, family or property plans have changed
- You are considering consolidating debt at the same time
- You want more prepayment flexibility next term
- You are unsure whether the offer in front of you is competitive

FAQs
Mortgage Renewal questions
Questions that come up most often for this specific situation.
When should I start looking at my renewal?
Commonly around four to six months before maturity. Starting early leaves room to compare without rushing a decision.
Is there a cost to switching lenders at renewal?
There can be — certain administrative, legal or appraisal costs may apply, though some lenders cover parts of it. Leah will include these in the comparison.
Can I change my mortgage amount at renewal?
Increasing the amount generally means refinancing rather than a straight renewal, which involves requalification. It is often worth reviewing both at the same time.
What if I simply want to stay with my current lender?
That is a perfectly reasonable outcome. Understanding your alternatives first simply means you know what you are choosing.
FAQs
General mortgage questions
Helpful background that applies to most mortgage conversations.
Can I speak with Leah before completing a full application?
Yes. Most conversations begin with a short form and a call. You can ask questions, understand the process and decide whether you want to go further before any full application is started.
What is the difference between refinancing and a home line of credit?
Refinancing replaces your existing mortgage with a new one, often at a new amount and new terms. A home equity line of credit (HELOC) is a separate revolving facility secured against your home that you can draw on as needed. Which one makes sense depends on your goals, your existing secured balances, qualification and lender criteria.
Can refinancing help consolidate debt?
For some homeowners, consolidating higher-interest balances into mortgage financing can simplify payments. Whether it is possible, and whether it is the right decision, depends on your property value, existing balances, qualification and the lenders available for your situation.
What determines how much equity I may be able to access?
Typically your property's value, the balances already secured against it, your qualification, and the criteria of the lenders eligible for your circumstances. There is no single maximum that applies to everyone, and lenders do not all treat equity the same way.
Do you serve clients outside the GTA?
Yes. Leah works with clients across Ontario — from Richmond Hill, Vaughan, Etobicoke, Brampton and Mississauga through to Niagara and beyond.
Can Leah help if my bank was unable to offer the solution I needed?
Sometimes. A single institution reviews your file against its own criteria only. Leah can look at whether other eligible lenders may consider your situation, though any outcome depends on your circumstances, qualification and lender criteria. Nothing is guaranteed.
