Ontario Mortgage Services
I am licensed as a Mortgage Agent Level 1 in Ontario and work with clients across the province, with most of my day-to-day work in the Greater Toronto Area. This page is here to help you find the right starting point rather than to repeat the service pages.
Services
Six starting points
Each service page explains the situation it fits, what it involves and what it costs to look into.
Refinance & Equity Takeout
Consolidate higher-interest debt, access available equity or reset the terms of your existing mortgage.
Learn moreHome Line of Credit
Explore flexible ways to draw on home equity, with the structure explained before you commit to anything.
Learn morePre-Construction Buyers
Your agreement was signed years ago. Review the appraisal gap, financing options and cash to close well before the closing date.
Learn morePurchase
First purchase or next move, understand your options and what they mean before you make an offer.
Learn moreReverse Mortgage
A patient conversation about whether a reverse mortgage fits your circumstances and long-term plans.
Learn moreMortgage Renewal
Review your current term and what you want from the next one before you sign the offer in front of you.
Learn moreWhat applies province-wide
Some things do not change with your postal code. Federally regulated lenders apply a minimum qualifying rate, published by OSFI. Affordability is measured with gross and total debt service ratios. Minimum down payments follow federal rules described by the Financial Consumer Agency of Canada. Land transfer tax applies province-wide, with an additional municipal land transfer tax in the City of Toronto.
What does change is the property: how it is valued, which lenders will consider it, and what the appraisal supports. That is where a local conversation is useful.
Start from what you are trying to do
- Restructuring or drawing on equity — Refinance & Equity Takeout.
- Standby access to equity rather than a lump sum — Home Line of Credit.
- Buying, first time or next move — Purchase.
- A term ending in the next several months — Mortgage Renewal.
- A pre-construction closing approaching — Pre-Construction Buyers.
- Considering equity later in life — Reverse Mortgage.
Where I work
Clients are spread across Ontario, and most conversations happen by phone, email or video. Meetings in person are available by appointment at the CanadaLend office in Markham. If you are in the Greater Toronto Area, the GTA page narrows things further.
Nothing on this page is an approval, a rate quote or advice specific to your circumstances. Availability and terms depend on the borrower, the property and the lender.
This article is general information only. It is not a mortgage approval, a rate quote, or individualized financial, tax or legal advice. Terms, availability and eligibility depend on the borrower, the property and the lender.

FAQs
Questions about working together
Do you work with clients outside the Greater Toronto Area?
Yes. I am licensed in Ontario and work with clients across the province. Most of my work is in the GTA, but the process is the same wherever the property is in Ontario.
Does where I live change what I qualify for?
Qualification rules are federal and provincial, so they do not change by city. What can change is how the property is valued and which lenders will consider it — that varies by property type and location.
Is there a fee to speak with you?
No. The first conversation is simply about understanding your situation and explaining what may be available. Any costs that would apply to an actual transaction are discussed before you commit to anything.
