Greater Toronto Area Mortgage Services
Most of my client work is in the Greater Toronto Area, and the majority of it involves existing homeowners: restructuring a mortgage, consolidating balances or putting equity access in place. This page points you to the right city and service combination rather than repeating what the service pages already cover.
By city
City and service pages
Written one service at a time, for the decision in front of you.
Toronto
Condominium and freehold financing questions, valued and reviewed on different terms.
Richmond Hill
Equity and restructuring conversations, with in-person appointments available nearby in Markham.
Mississauga
Condominium, townhouse and freehold contexts, with the valuation questions set out plainly.
What comes up most across the GTA
Two questions dominate homeowner conversations here. The first is how much equity a lender may consider — usually anchored to the 80% loan-to-value reference, less what is already secured. The second is whether a restructure or a revolving facility is the better instrument. Those are genuinely different decisions, and getting them the right way round saves both cost and frustration.
Property type shapes the file more than most people expect. A condominium apartment, a freehold house and a townhouse are each valued and reviewed differently, which affects the number the plan gets built on.
Meeting in person
Meetings are available by appointment at the CanadaLend office at North Tower, 675 Cochrane Dr, Suite 110, Markham. There are no other offices, and no in-person meeting is required — phone, email and video work equally well.

FAQs
Questions about working together
Which GTA cities do you cover?
I work with clients across Ontario, including throughout the Greater Toronto Area. The pages here cover refinancing and home lines of credit for Toronto, Richmond Hill and Mississauga; if your city is not listed, the same help is available — just start a conversation.
Do you have offices in each city?
No. There is one office, the CanadaLend office in Markham, and meetings there are by appointment. Everything else is handled remotely.
Is a home line of credit or a refinance better?
Neither is better in general. A refinance replaces your mortgage and advances a defined amount; a line of credit gives revolving access with a variable rate and usually interest-only minimum payments. Which fits depends on what you need the money for and how it will be repaid.
