Home Line of Credit in Richmond Hill
A home line of credit gives you a limit secured against your home that you can draw on when you need it and repay when you are able. Nothing is advanced until you use it. Richmond Hill homeowners often look at one when the need is intermittent — a renovation in stages, a bridge between commitments, or simply a facility to have in place. Appointments are available at the nearby CanadaLend office in Markham.

Revolving access, in practice
You are approved for a limit. You draw what you need, interest applies only to the drawn balance, and repaying restores the room. For a staged renovation this matters: you are not carrying interest on money that has not been spent yet. The trade-off is that the minimum payment is usually interest-only, so nothing reduces the balance unless you decide it should.
Variable rate and payment considerations
These facilities are almost always variable and tied to prime. If prime rises, your rate rises immediately, and your payment follows. Before putting one in place, run the arithmetic on a fully drawn balance at a rate noticeably higher than today's. If that number is uncomfortable, either a smaller limit or a structure with scheduled principal payments is likely the better fit.
Line of credit or refinance?
A line of credit is standby access; a refinance is a restructure with a lump sum. If you need a defined amount now and want it repaid on a schedule, refinancing usually fits better — see mortgage refinancing in Richmond Hill. If the need is uncertain in timing or amount, the revolving facility often does. Some homeowners combine both, with a mortgage portion and a revolving portion under one charge.
The 80% reference point, in plain numbers
Most conventional lenders look at the total borrowing secured against a home relative to its lending value — the loan-to-value ratio. For refinancing and home lines of credit, 80% is the common reference. On a Richmond Hill home a lender values at $1,000,000, that means roughly $800,000 of total secured borrowing may be considered. If $560,000 is already outstanding, the difference — about $240,000 — is the theoretical room. It is not an approval, and it is not a promise.
- The lending value is the lender's number, supported by an appraisal or an automated valuation — not a listing price or an online estimate.
- Every balance already secured against the property counts, including a second mortgage or an existing line of credit.
- Room on paper still has to be supported by income, credit and the lender's own criteria.
- Costs to complete — legal, appraisal, discharge and any prepayment charge — reduce what actually reaches you.
You can run your own version of this in the home equity calculator, or read Understanding the 80% Loan-to-Value Reference for the longer explanation.
Qualification caveats worth knowing early
- Federally regulated lenders apply a minimum qualifying rate, so you are assessed at a rate higher than the one you would pay. The current framework is published by OSFI.
- Lenders test affordability with gross and total debt service ratios, described by CMHC.
- Credit history and how income is documented can matter as much as the equity itself.
- Property type, condition and tenancy can change which lenders will consider the file.
- An appraisal below expectations reduces the room available, regardless of the plan on paper.
Meeting in person
If you would prefer to review the structure face to face, meetings are available by appointment at the CanadaLend office at North Tower, 675 Cochrane Dr, Suite 110, Markham, a short drive from Richmond Hill. There is no Richmond Hill office.
What is useful to have on hand for a first conversation
Nothing formal is required to start, and no documents are uploaded on this site. These details simply make the first call more useful:
- A rough sense of what the property might be worth today.
- The current mortgage balance, lender, rate type and maturity date.
- Any other balances secured against the home.
- What you are trying to accomplish, and by roughly when.
- Whether income is salaried, commissioned, self-employed or a mix.
Nothing on this page is an approval, a rate quote or advice specific to your circumstances. What is available depends on you, the property and the lender.
This article is general information only. It is not a mortgage approval, a rate quote, or individualized financial, tax or legal advice. Terms, availability and eligibility depend on the borrower, the property and the lender.

FAQs
Richmond Hill home line of credit questions
The questions that come up most often for this city and this service.
Can I meet you near Richmond Hill?
Yes — by appointment at the CanadaLend office in Markham. That office is nearby, but it is not a Richmond Hill location, and meeting in person is never required.
What limit could I qualify for?
It depends on the lender's view of your home's value, balances already secured against it, your qualification and the lender's own limits. Conventional lenders commonly reference 80% of lending value as the total secured against a property.
Is a home line of credit a good way to fund a renovation?
It can suit staged work, because you only pay interest on what you have drawn. Whether it is right for you depends on the size of the project, how it will be repaid and how comfortable you are with a variable payment.
What happens if I only ever make the minimum payment?
The minimum is typically interest-only, so the balance stays where it is. Many homeowners set their own repayment amount above the minimum so the balance actually falls.
Can I convert part of the balance into a mortgage later?
Some lenders allow a drawn balance to be moved into a fixed or amortizing portion. Availability and terms vary by lender, so it is worth asking before the facility is set up rather than after.
